Soon you will see artists dotting the streets of Fuquay-Varina’s two downtown districts. Some are very well-known and have traveled from afar for this annual event and some are local aspiring artists. We do know that all will bring Fuquay-Varina’s beauty to life on their canvases right before our eyes. I am sure you have noticed the paintings of past years En Plein Air events beautifully transformed into murals displayed all around town on the exterior walls of our historic retail shops and restaurants. This year’s event even includes a special Student’s En Plein Air Event sponsored by the Fuquay-Varina Arts Council. Students will have a chance to have their art displayed in the new Fuquay-Varina Performing Arts Center opening this Summer.

The fun begins Friday, May 5th, 2018 at 12 noon and continues throughout Saturday, May 6th, 2018. A live auction of the original paintings will be held on Saturday evening in the heart of Fuquay-Varina’s downtown historic district on Depot St.

For all of the details visit the the Fuquay-Varina Downtown Revitalization District’s website.

Front Porch Realty chatted with local veteran lender Alex Macklin about finding the right mortgage for your needs. Alex has been a community leader in Fuquay-Varina and Holly Springs for over 20 years and is wonderful at explaining the mortgage process to our clients.

Finding the right mortgage financing program for your new home or construction/permanent project can be complex. Allow me to navigate the complex mortgage products for you and tailor the best financing option for your needs.
With over 20 years of experience in the mortgage business, I can help connect you with the right resources to ensure a positive experience.
From the first-time buyer to the seasoned buyer and even the person who wants to build a new home, I can help prepare you so that you enter into the home buying/building process with confidence.
I encourage clients to take advantage of my free loan pre-qualification service and to make this your first step in the home buying process. The Real Estate market is blazing hot right now and there are multiple offers coming in for most homes on the market. It is important to have your ducks in a row when you are ready to make an offer so that you can increase your odds of having the winning bid. Most purchase offers must be accompanied by a loan pre-qualification letter to ensure that you are a serious and qualified buyer. Don’t lose your opportunity to buy the home of your dreams by skipping this important first step.
Since 1950, United Community Bank, “The Bank That Service Built” has provided our clients with the service level of a community bank but with the resources of a larger bank. UCB offers all of the standard Conventional, FHA, USDA and VA loan programs but we also offer niche portfolio products that help us offer financing to a broader client base.
One example is a cost savings single-close construction to permanent program for clients who wish to build and finance a new home. By closing the construction and permanent loan at one single attorney closing, there are no additional fees at the end of the process. The program also allows for a one time float down option on the interest rate when the home is complete so you can capture the best rate the market has to offer while at the same time receiving rate protection during the construction period.
Other unique product offerings include:
• Conforming and Jumbo Portfolio loans
• Special 100% financing programs with no Mortgage Insurance for Medical Doctors and Dentists
• PATH affordable housing program for the purchase of an owner occupied primary residence with 100% financing, fixed interest rate and no mortgage insurance for certain census tracks within United Community Bank’s footprint

Join me and the team at Front Porch Realty to make homeownership a reality!

Fuquay-Varina Bengal Proud!

I was recently asked to speak to a group of local Fuquay-Varina Middle and High School students as a business owner in the community.  I wanted to share my experiences, in hopes that more business members in our community would be inspired to volunteer. Each activity took me less than an hour.  I know that hour could lead to a big impact on these young adults as they begin to think about their future. As always, I know I got more out of it than they did!

My friend, colleague, and educator, Mr. Rodney Jenkins, is the Career and Technical Education Coordinator for Fuquay-Varina Middle School. He recently approached me and asked if I would speak to his entrepreneurial class.  My topics included: why I started my own business, what’s involved with owning my own business, the hardest part, the easiest part and more.  I brought along my company’s advertising goodies like stadium cups and pens, and tossed some candy to the students that participated.  The students had awesome questions and provoked my own thoughts on why I do this.

I was overjoyed to hear the students decided they are going to arrange a “field trip” to visit our office sometime soon.  I can’t wait to see them again!

There are so many opportunities to get involved with students in Fuquay-Varina. I was also asked to address the first Fuquay-Varina Youth Leadership Group conference. This initiative is the first of its kind for Fuquay-Varina and the students selected to participate. I was asked to speak about Front Porch Realty’s application process and how I determine good candidates for our firm.

Laura Moody recently addressing both students and staff.

These bright, energetic high-schoolers had so many great questions for me!  They are eager to learn how to make a difference in our town and they are striving for greatness.  I commend the staff of Fuquay-Varina High school for working so diligently to start this leadership program and make a difference in these student’s lives. Imagine all the lucky businesses that get to hire these young folks someday!

If you are interested in helping any of our community schools in ANY way please contact our office or join the FV Business Alliance. Our next meeting is coming up soon!

F-V Business Alliance Meeting Dates

No time to attend ANOTHER meeting every month? That’s alright!

Please take 30 seconds to join the F-V Business Alliance as a Bengal Backer. Here you will sign up to receive emails detailing where you can donate your precious gift of time, or money. No experience is necessary, and most volunteer needs are only about 30 minutes.  Some examples of what’s needed are having a mock interview with students preparing for a competition, hosting a car wash for a fundraiser, or donating food for an event.

Of course, we would LOVE to have you at our next meeting, December 15, 8:30 am at FVHS.

I promise, you will be even more rewarded than the students!

commercial-bus-tour-nov-2016-3What an awesome event the Fuquay-Varina Chamber of Commerce sponsors every year!

About 30 real estate brokers, developers, builders, investors and town officials boarded a bus on November 15th from the Fuquay-Varina Community Center to venture out into our quaint, booming, and sprawling suburb of Fuquay-Varina.

We saw existing buildings and raw land for sale.  We also heard about exciting new projects under way, re-habbing existing historical buildings as well as large new construction projects!  All exciting news for our little neck of the woods.  Click this link to see all the plans.  We even got to tour our new state-of-the art Public Works Facility and enjoy lunch provided by Wake Tech’s Culinary Arts restaurant Flavors.

Happy New Year!  While all of us in the housing industry are trying to catch our breath, I took some time once again to look at our year end local SW Wake county real estate numbers.  I was both surprised and pleased to see that Triangle MLS reported the Fuquay-Varina/Holly Springs market 3rd in the Raleigh housing market for market share for 2015.  With our crazy growth, I decided to add an even more in depth comparison of re-sale homes to new construction in our region.  According to the TMLS report, the Fuquay-Varina/Holly Springs market also showed a lower than average Days on Market of 50 (the Triangle average was 60) as well as a higher than average sales price increase of 7.5% (the Triangle average was 5.6%).

Across the board, re-sale and new construction of all SW Wake markets showed an increase in number of solds, sales prices, and price per square foot, as well as decreased days on market compared to 2014 year end.  This is not surprising news as we are deep into a “Seller’s Market”.  There are just not enough homes out there for sale, new or re-sale, to satisfy the buyers pouring in to our market.  Now is the time to sell your home!

See our 2015 Sales by City Comparison

FRONT PORCH REALTY has had lots of excitement going on this past year too!  We have added 3 more real estate brokers, 2 of them bilingual; we can now help consumers speaking French and Spanish.  We have also JUST moved our long standing Cary office to Holly Springs.  Watch for some exciting news about our Holly Springs office coming soon.

Front Porch Realty loves selling Fuquay-Varina and the surrounding area, we are helping buyers moving across country as well as those moving across town. I will be celebrating my 20th year selling real estate this year and am proud to offer Fuquay-Varina a team of experienced professionals to make everyone’s dream come true!  Please like our Facebook page to stay up on all of our LOCAL real estate news.

When I first got word that my past clients, Ashlee and Fred, wanted to view a 50 year old home in the heart of Fuquay Varina, I knew there had to be a mistake.  I had just moved them to their brand NEW dream home in the Fleming Fields subdivision just outside of town, only 2 years earlier!

But it was true…Fred had seen the historic “Elliott Homeplace” (as in Fuquay’s iconic Elliott’s Pharmacy) come on the market and had to see what it had to offer.  With its sprawling 6000 square feet of 5 bedrooms and 4 1/2 bathrooms he knew it would be perfect for his family of four boys to “spread out”.  The gorgeous brick home was nestled right in the heart of Fuquay on 2 1/2 acres.  Fred and Ashlee’s boys could walk to the F-V Mineral Spring Park, the library and to bustling downtown Fuquay.  Not to mention explore the beautiful wooded acreage around the home.

This is when reality set in….Ashlee took one look at the home and knew every square inch of it would need to be updated but she also knew they could do this historic home justice and once again make it beautiful!  With the Elliott family as neighbors, Ashlee and Fred knew they wanted to make them proud that their family home would now become the beloved “Hartman Homeplace”.

Ashlee and Fred put their heart and soul into their new home and this is the result.  Well done!

Welcome Home Hartmans!

Fuquay-Varina HSAugust was “back to school month”.  So Front Porch Realty hosted a school supply drive to help local Fuquay Varina schools and the many area teachers that buy extra supplies for their students in need.

Originally this was a challenge to our fellow Fuquay Varina businesses to collect what they could, get a little free publicity, and then I would deliver the supplies to our FVMS and FVHS counselors.

To our pleasant surprise, we ended up getting several visitors from within the community.  Many of them wanted absolutely no recognition for their donations and were thrilled to find a place where they could drop off extra supplies and know that local families would benefit! We collected book bags, calculators, markers, lots of paper and notebooks and even cash donations that got turned into Walmart gift cards.  I wish you could have seen the looks on the counselors faces and heard their gratitude when I brought in 4 huge tubs of supplies to our schools.

I have promised the schools that we will do it again.  Watch Facebook this winter for details and THANK YOU Fuquay Varina for supporting local schools.

We heart Fuquay Varina! It has been amazing to watch and be a part of the tremendous growth of our “little town,” Fuquay Varina. Way back when, I used to have to search and search for something for my kids and I to do on a beautiful fall weekend and it most likely involved leaving Fuquay and traveling to Raleigh, Cary or beyond. Now, I cannot keep up with all of the fun events the Downtown Association, Chamber of Commerce, and many other organizations have planned for us!

Don’t miss what I believe is the 1st annual BBQ, Blues and Brews festival tomorrow, Saturday, September 26th on Broad St. in downtown Fuquay from  3 – 8 pm rain or shine.  Come hungry!

This Sunday, September 27th, is the Out of the Darkness Walk to heighten awareness of suicide prevention. 1:00 pm check-in time and 2 pm walk .  ( Front Porch Realty is a proud sponsor of this event! )

Save the Date for Our Day in Downtown festival that has now turned into our DAY AND NIGHT in Downtown festival. Saturday, October 10th, 12 – 7 pm in our downtown historic district. You do not want to miss this event, fun for all ages!

And of course there is always the dog park and loads of other parks.  Both downtown and uptown shopping.  And local restaurants and breweries galore!

I sometimes go a whole 2 weeks without ever having to leave Fuquay!

It’s no surprise our Southwest Triangle Market is HOT this season and our quarterly numbers are certainly proving that.  This quarter I have decided to show numbers of a more narrowed down section of our county by reporting only Fuquay Varina, Holly Springs, Apex and Cary.  I have also included data comparing re-sale homes to new construction homes as our new starts have certainly heated up this year as well with new construction homes being a significant part of our real estate sales.

2nd Q 2015

In summary, all markets are showing healthy new construction activity.  Surprisingly, in most price-points re-sale homes are showing “price per square foot” as high as new construction and “days on market” just as low, if not lower, than new construction.  Builders are staying very competitive.  Holly Springs is the only market that is actually showing a measurable increase in number of units sold this 2nd quarter 2015 as compared to the same quarter last year with a 27% increase.  The other towns show 1-6% increase of total units sold.  It should also be noted that our table shows only active and closed sales; calculating months of inventory for this purpose we are considering “pending” sales as “active”.

FRONT PORCH REALTY has settled in to our new Main Street Fuquay office and are enjoying being part of the Link between our two downtowns.  We have started a new seminar series on the 3rd Thursday of every month from 6-7 pm.  This casual seminar is for potential clients that are just starting to think about a move.  We offer a relaxed format with wine and cheese as well as visits from some of our trusted local professionals that also are involved in the selling or buying real estate transaction.  Please send over anyone that you believe can benefit!

What’s a Buying and Selling Seminar Anyway?

We love selling Fuquay and the surrounding area, we are helping buyers move across the country as well as those moving across town. With 19 years of experience selling our Triangle market, excellent communication skills and broker support team.

Welcome Home,

Laura

FBLA logo2What an honor it has been to be able to work with the awesome young adults of Fuquay Varina High School’s Future Business Leaders of America group. After competing at the regional level, thirteen of these bright students have just moved on to state level at the NC State FBLA conference in Greensboro. A record nine of these students have placed in their competitive events and qualified for the national competition in Chicago June 29-July 2, 2015.

Please join FRONT PORCH REALTY in helping to fund their trip to Chicago.  Contact Mr. Bob Lee, M.Ed., Special Populations Coordinator, FBLA Advisor, FVHS, 919-557-2561, rlee@wcpss.net for details on how you can contribute.

The success of these bright students says so much for their leadership advisor, Mr. Bob Lee.  Mr. Lee has continually increased the FBLA membership at the high school along with going above and beyond to help his students compete at that high level.  How fortunate are both these hard working kids and FV High School, to have Mr. Lee’s dedication!

Besides enjoying great networking opportunities and plenty of food, a surprise tribute was made to our beloved police chief, Larry Smith, who will be retiring March 31, 2015 after 10 years of service to Fuquay Varina. Chief Smith has been instrumental in Fuquay, integrating all parts of our community, especially various children and teen programs like the  Police Explorer Program.  This program provides teens an introduction to law enforcement careers and the highly successful Teen Day Fuquay, a distracted driving program targeted at Fuquay-Varina teenagers. Wow, we will miss him!

All of the year’s volunteer efforts were acknowledged as well as lots of awards given for special individuals and businesses. See all of the recipient winners here on the F-V Chamber of Commerce Facebook page.abbr logo

There are way too many items on the menu I am dying to try like the Pimento Cheese Shrimp and Grits, Chicken and Waffles and the S’more in a Jar.  The Black Bean Tacos and Pimento Cheese Sliders were delicious!  I even got two meals out of the Turkey Delicious Melt.  Every meal has been prepared with the freshest ingredients and the service has been delightful.

To no one’s surprise 2014 was a great year for our Triangle real estate market! All of our local markets showed an increase in average sales price as well as an increase in price per square foot and decrease in days on market.  That means homes are selling fast!

4th Q 2014 Home Sales by City

This shortage of homes for sale has helped our sellers to be able get out from under water and have the confidence again to sell. Mortgage rates stayed extremely low for the year which was a key factor in fueling buyer activity.

See how 2013 compared to 2014 and how a few of our Fuquay Varina local neighborhoods shaped up in 2014.  This should give you a good picture of what’s to come in 2015!

Hello Fellow Business Owners of Fuquay Varina, FBLA

As many of you may know, I have a passion for helping the schools and children of our community.  Recently, I responded to an announcement in one of the latest Chamber Thursday Forecasts about Fuquay Varina High School needing some help with their Future Business Leaders of America Club. I had the PLEASURE of meeting with their group two weeks ago to talk about resume writing and interviewing.  I learned of how much these High School students would love to do an unpaid (or paid!) internship with a Fuquay Varina business.

I will be offering an internship with my company in the Spring and would love to see some more local business owners do the same.  These kids are extremely intelligent and mature and I believe any of them would be an asset to any of your businesses.

If you can find a way to offer any kind of internship in the coming year please get in touch with the FBLA chair, Mr. Lee.  Mr. Lee and his group have been a pleasure to work with and I know you will find it as rewarding as I have!

Once again I have taken an in depth look at our Southwestern Wake county real estate market.  2014 3rd Q is showing some great numbers in the housing market!  Average sales prices across our area are showing a healthy economic gain of 2-3 % increase over last year.  Days on Market are averaging about 50 days in our part of Wake County, which is lower than the average 66 Days on Market for the rest of Wake County.

3rd Q 2014 Home Sales by City

Look for our next Market Update to include more detailed statistics of our market; for example new construction will be included as well as actual subdivision data. We also have some exciting news to share about Front Porch Realty!

It is still a FANTASTIC time to make a move; interest rates this week are showing rates that were last seen in June of 2013.  We are helping buyers moving across country as well as those moving across town. With 18 years of experience selling our Triangle market, excellent communication skills and a sales support team that is unmatched, we can guide you in a smooth successful transaction from contract to close.

I have taken an in depth look at our Southwestern Wake real estate market.  We are a busy group these days!   We are seeing multiple offers and contracts coming in above sales price as well as more homes entering the market for sale.  Average days on market have decreased in some markets by as much as 25%, a product of our busy start to 2014.

The following link shows a more detailed look at each of our city areas and their price ranges respectively.

teen day 1

Fuquay-Varina held their 4th annual Teen Day Saturday, May 10 at the Fuquay-Varina Community Center and South Park. What an awesome program put on by The Town of Fuquay-Varina Police Department!  As the mother of a middle schooler, it was great to hear that this was a “cool” event that all the middle schoolers and some high schoolers were attending.  For the Town and our Police Department to take such an initiative investing in our future drivers is huge!  There was free pizza, free t-shirts, and driver simulation activities to show teens what it feels like to drive while impaired or texting.  The music and DJ were great; they delivered a low key, non-preachy, message to the young adults about how serious this matter is.  My teen even came home with her friends telling me that they signed the pledge banner to Never Drink or Text While Driving.

Thank you Fuquay-Varina Town Police; FRONT PORCH REALTY will definitely help sponsor this program next year!

Torrenti Cycles

I am no competitive cyclist, but I would like to recommend Torrenti Cycles  for all of your bicycle tune-up and repair needs.  Owner, Danielle Castelli, was quick and attentive to my online request for service.  I requested help with surprising my husband with a bike tune-up as a birthday gift.  I couldn’t miss her as she drove up in her very cool Torrenti Cycle big yellow van!  Yes, that’s right, she will come pick up your bike, repair it, and bring it back to you, all for a very competitive fair price.  She will also fix on site if you prefer!

I was very pleased with Torrenti Cycles professionalism and promptness.  And I wanted to make sure Wake County knows she is out there.   Whether you ride for fun or competitively, I believe Torrenti Cycles can be a great asset for peace of mind on the road or on the trail.

Front Porch Realty attended Mayor John Byrne’s, “State of the Town” address last week held at Golden Corral.  Mayor Byrne was excited to thank all in attendance for being such a vital part of making our growing town what it is. Fuquay-Varina boasts a strong economy and a financially sound government. He announced our 32% increase in single family housing construction permits and a new 50 acre shopping center off of NC Hwy 55 and Powell Road in Fuquay-Varina,.  Mayor Byrne stated that the shopping center’s developer cited the presence of sidewalks throughout the community as a key factor influencing his choice to develop in Fuquay.

Mayor Byrne also talked about our town youth sports program and our recently celebrated Teen Day that drew more than 1000 teens (now that is an accomplishment!), and enthused about our town’s first dog park,  sharing that the free, 8 acre park has stayed very busy entertaining doggies from Fuquay Varina and  neighboring towns.

It was great to see the breakfast room filled with fellow business owners and chamber members.  A big thanks goes to Golden Corral for opening its doors early with breakfast for us all and to Spring Arbor Assisted Living for sponsoring this F-V Chamber of Commerce event.

Who doesn’t enjoy seeing Holiday lights during Christmas Season? Please make sure you add Lake Wheeler Rd near the intersection of Hilltop-Needmore in Fuquay-Varina on your ‘must see’ list!

Mike Schulz, owner of AFFORDABLE HOME INSPECTIONS, has done an incredible job sharing Holiday joy with his spectacular light show! His lights are actually set to music and they will astound you, I personally have taken several groups there already this season and am warmed every time I go!

Happy Holidays and Happy New Year to you all!

Looking for a taste of the arts? Look no further than our own STARS Theatre and Art Center. Newly opened (but not a new theatre group!) in our old Belk’s 2 story building downtown; what a perfect location for owner’s Cindy Verian’s theatre group. The character of this old downtown building brings to life Cindy’s remarkable theatre performances.

I recently saw one of STAR’s Dinner Murder Mystery Theatre productions, and wow, was I entertained. The show was hilarious from the moment I walked in the door. Non-stop entertainment, dinner, and even a very surprising mystery ending! I was seated with guests from N Raleigh and Chapel Hill, hooray for Cindy for opening this Triangle-wide entertainment hotspot!
