Just remember, the on-site agent is looking out for the BUILDER's best interest, not YOURS. The builder group is most likely going to require a non-refundable builder deposit, especially if you are starting the process from the ground up because the builder will be building a home specific to what YOU pick out. This deposit will be a credit towards the purchase price at closing, however if you don't close on the home you will risk losing your deposit. The builder is also going to base your new home costs on expected pricing of the time of your construction, which most likely will be higher than was used for the existing inventory in the neighborhood. Don't be surprised if your "custom pre-sale home" ends up costing much more than the inventory "spec" homes that are already in the neighborhood for sale.
