It’s almost time for Fuquay-Varina’s Freedom Balloon Festival! 2018 will be the 3rd year the Balloon Festival has called Fuquay-Varina home. Our town will come even more alive than usual as we celebrate our nation’s veterans and military families. The festival will feature competitive balloon flights, tethered rides, evening glows and loads of entertainment, food, and a Fuquay-Varina Chamber of Commerce sponsored Arts & Craft Village.

The hot-air balloons fly in the morning and early evening, weather dependending, when the air is most stable but there is plenty to do all day long!

Here is our quarterly 1st Q 2018 snapshot of our local housing inventory. We are still deep in a seller’s market, especially for re-sale homes; new home inventory is up 17% across the Triangle while re-sales inventory is down 15% from the 1st quarter of 2017, according to our Triangle Multiple Listing Service 1st quarter market stats. This imbalance of supply is causing record increases in sales prices; average sales price of new construction is up 9% and average re-sale homes sales prices are up 10%. Inventory is still low on our end of the county and demand is high. As we can see from our 1st quarter local data, months of inventory are very low at most price points at less than 2 and units sold have increased across both markets.

Soon you will see artists dotting the streets of Fuquay-Varina’s two downtown districts. Some are very well-known and have traveled from afar for this annual event and some are local aspiring artists. We do know that all will bring Fuquay-Varina’s beauty to life on their canvases right before our eyes. I am sure you have noticed the paintings of past years En Plein Air events beautifully transformed into murals displayed all around town on the exterior walls of our historic retail shops and restaurants. This year’s event even includes a special Student’s En Plein Air Event sponsored by the Fuquay-Varina Arts Council. Students will have a chance to have their art displayed in the new Fuquay-Varina Performing Arts Center opening this Summer.

The fun begins Friday, May 5th, 2018 at 12 noon and continues throughout Saturday, May 6th, 2018. A live auction of the original paintings will be held on Saturday evening in the heart of Fuquay-Varina’s downtown historic district on Depot St.

Our towns have several “fun for the entire family” events coming up!

The town of Fuquay-Varina will hold its annual Easter Egg Hunt at South Park on Sunday, March 25, 2018 at 2 pm. Children age 10 and under are invited to collect thousands of eggs, be sure and bring your Easter basket and camera, the Easter Bunny will be there! For more details visit the town site HERE. Don’t miss the Fuquay-Varina Revitalization Association’s annual Candy Hop going on in both of Fuquay-Varina’s downtown districts Saturday, March 24, 2018 from 2 – 4 pm. March in Wake County means crocus and daffodils sprouting from their winter rest and red bud trees blooming their brilliant pink. With our sprinkling of 80 degree days, our area golf courses are being groomed and the tee times are filling back up. Fuquay-Varina Bengal Proud!

I was recently asked to speak to a group of local Fuquay-Varina Middle and High School students as a business owner in the community.  I wanted to share my experiences, in hopes that more business members in our community would be inspired to volunteer. Each activity took me less than an hour.  I know that hour could lead to a big impact on these young adults as they begin to think about their future. As always, I know I got more out of it than they did!

My friend, colleague, and educator, Mr. Rodney Jenkins, is the Career and Technical Education Coordinator for Fuquay-Varina Middle School. He recently approached me and asked if I would speak to his entrepreneurial class.  My topics included: why I started my own business, what’s involved with owning my own business, the hardest part, the easiest part and more.  I brought along my company’s advertising goodies like stadium cups and pens, and tossed some candy to the students that participated.  The students had awesome questions and provoked my own thoughts on why I do this.

I was overjoyed to hear the students decided they are going to arrange a “field trip” to visit our office sometime soon.  I can’t wait to see them again!

There are so many opportunities to get involved with students in Fuquay-Varina. I was also asked to address the first Fuquay-Varina Youth Leadership Group conference. This initiative is the first of its kind for Fuquay-Varina and the students selected to participate. I was asked to speak about Front Porch Realty’s application process and how I determine good candidates for our firm.

These bright, energetic high-schoolers had so many great questions for me!  They are eager to learn how to make a difference in our town and they are striving for greatness.  I commend the staff of Fuquay-Varina High school for working so diligently to start this leadership program and make a difference in these student’s lives. Imagine all the lucky businesses that get to hire these young folks someday!

Did you know that Holly Springs has a very busy food bank?  They work in conjunction with area grocery stores and the Raleigh food bank.  It’s called the Holly Springs Food Cupboard and they serve 1000’s of Holly Spring residents every month.  This giving group even has their own garden that produced over 2000 lbs of fresh food last summer! The Holly Springs Food Cupboard welcomes your volunteerism in many ways and even has group projects for your civic and student groups.


Front Porch Realty recently visited the Cupboard’s ribbon cutting with the Holly Springs Chamber of Commerce, to celebrate their recent addition, giving them much needed space to serve their clients.

Real Estate Market Update

Here is Front Porch Realty’s quarterly local real estate market snapshot.   Mortgage interest rates and Triangle demographics are still causing a major shortage of homes in the Triangle as well as our end of the county.  Sales prices are up a healthy 6-7 % across the Triangle with our average sales price about $300,000 and average days on market 36 days.  We are still experiencing frustrated buyers in the under $300,000 price range at our end of the county with days on market being reported in hours, not days.

What It Means to Bank Local

We chatted with Janice Durham, VP, Branch Manager of the Fuquay-Varina First Bank location, about what it means to bank locally and keep your dollars not only in state but right in your own hometown.

Banking local and shopping local share the same goal: to ensure your dollars have the largest impact on your community. Reports show that of every $100 spent at locally owned businesses, $68 goes straight bank into the community (compared to $43 when shopping at a large chain).

Similarly, by choosing a local bank over a large, national bank means that your dollars stay here for investment in small business development; in the organizations that lend and provide services to your friends, family, or neighbors; and in the community itself.

What Makes a Community Bank Different?

What people might not know about community banks is that at our core, written in our charter, is our commitment to invest our time and resources in the towns and cities we’re in. Come on out and celebrate Independence Day!

There are several locations locally that will be having Independence Day Celebrations with fireworks. Be sure to check out the Dates, Times and Info below.


July 3

Fuquay-Varina – Gates to South Park open at 6 p.m. and a free concert featuring Spare Change begins at 7. There will be fireworks, inflatables and food vendors. Bring a blanket or chair to watch the fireworks. Alcohol is prohibited. Info:

Garner – Featuring performances by the NC Symphony and Bull City Syndicate, the celebrations kick off at 5 p.m. at Lake Benson Park (921 Buffaloe Road). The evening will end with fireworks. There will be concessions provided by local non-profit organizations, as well as crafts and inflatables for children. Alcohol and glass containers are prohibited. Info:

July 4

Apex – The annual Olde Fashioned Fourth of July runs from 9 a.m. to 1 p.m. with a Parade of Wheels at noon, which children 12 and under can take part in. Other activities will include inflatables, karaoke, face painting and sno cones. Pets are not allowed. Info:

Benson ––Benson’s July 4th Celebration takes place at Benson Singing Grove (400 E. Main St.) from 5:30-9:30 p.m. They’ll have food, games, entertainment, and live music, raffle and fireworks. Info: 919-894-5117.

Cary – From 3 p.m. to 10 p.m., the town of Cary will be having its Fourth of July celebration in Koka Booth Amphitheatre. There will be watermelon eating contests, a ferris wheel, a scavenger hunt and music provided by the NC Symphony and the Cary Town Band. Fireworks will start after the NC Symphony’s 7:30 p.m. performance concludes. The event is free, save for some of the amusement rides and 4-seat pub tables. Pets, hula hoops and weapons are prohibited. Info:

Clayton – Catch food vendors, raffles, basketball competitions, cornhole and inflatables at Municipal Park (325 McCullers Drive) starting at 4 p.m. Fireworks will start after dark. Live music, inflatables and rides will continue running after the fireworks are over to provide an alternative to sitting in traffic. Info:

Lillington – The fun will begin on Tuesday, July 4th, at the river (beside Howard’s BBQ 100 Main St., Lillington, NC) from 2-6 p.m. We will have a DJ, food and drink, inflatable water slides, our second annual duck rodeo, and our annual duck derby. The fun will continue at Lillington Park (Lillington Ball Fields 405 S. 1st St., Lillington, NC) from 5-9 p.m. with a DJ, food and drink, and much more. Lisa is a Boston native who relocated with her family six years ago to Fuquay-Varina. She thought she would stay here for a few years until she decided where she would settle but Lisa loved our town so much that she decided to call Fuquay-Varina home. She is now selling homes to others who love the Triangle area as much as she does.  Lisa and her husband, Doug are at the tail end of raising 13 – yes, thirteen – children!

New development possibilities

A big THANK YOU to the Town of Holly Springs Economic Development Department for inviting Front Porch Realty to their latest business park round table discussion on November 29th.  Ms. Kendra Parrish, Director of Engineering, did an excellent job of educating us about the growing infrastructure of Holly Springs along with some exciting DOT improvements coming to traffic lights and new and existing roadways.  Ms. Irena Krstanovic, Interim Director for the Department of Economic Development, shared the area opportunities for business and retail growth and how we can continue to “sell” Holly Springs.

commercial-bus-tour-nov-2016-3What an awesome event the Fuquay-Varina Chamber of Commerce sponsors every year!

About 30 real estate brokers, developers, builders, investors and town officials boarded a bus on November 15th from the Fuquay-Varina Community Center to venture out into our quaint, booming, and sprawling suburb of Fuquay-Varina.

We saw existing buildings and raw land for sale.  We also heard about exciting new projects under way, re-habbing existing historical buildings as well as large new construction projects!  All exciting news for our little neck of the woods.  Click this link to see all the plans.  We even got to tour our new state-of-the art Public Works Facility and enjoy lunch provided by Wake Tech’s Culinary Arts restaurant Flavors.

Here is a snapshot of our local housing activity.  Housing, and the lack there of, in the entire Triangle seems to be the buzzword these days, and our market is no different.  Inventory is still low and demand is high, causing sales prices to soar and days on market to decrease to almost 0 in some price points!  Enclosed is a detailed look at all of our activity by price point and area.  With all of the growing we are doing on our end of the county I changed my reporting a bit; as always I welcome any feedback.  I have reported “pending” listings separately from “active”, this is the first time I have seen the need to do this, so this is great news for our thriving town.

Happy New Year!  While all of us in the housing industry are trying to catch our breath, I took some time once again to look at our year end local SW Wake county real estate numbers.  I was both surprised and pleased to see that Triangle MLS reported the Fuquay-Varina/Holly Springs market 3rd in the Raleigh housing market for market share for 2015.  With our crazy growth, I decided to add an even more in depth comparison of re-sale homes to new construction in our region.  According to the TMLS report, the Fuquay-Varina/Holly Springs market also showed a lower than average Days on Market of 50 (the Triangle average was 60) as well as a higher than average sales price increase of 7.5% (the Triangle average was 5.6%).

Across the board, re-sale and new construction of all SW Wake markets showed an increase in number of solds, sales prices, and price per square foot, as well as decreased days on market compared to 2014 year end.  This is not surprising news as we are deep into a “Seller’s Market”.  There are just not enough homes out there for sale, new or re-sale, to satisfy the buyers pouring in to our market.  Now is the time to sell your home!

When I first got word that my past clients, Ashlee and Fred, wanted to view a 50 year old home in the heart of Fuquay Varina, I knew there had to be a mistake.  I had just moved them to their brand NEW dream home in the Fleming Fields subdivision just outside of town, only 2 years earlier!

But it was true…Fred had seen the historic “Elliott Homeplace” (as in Fuquay’s iconic Elliott’s Pharmacy) come on the market and had to see what it had to offer.  With its sprawling 6000 square feet of 5 bedrooms and 4 1/2 bathrooms he knew it would be perfect for his family of four boys to “spread out”.  The gorgeous brick home was nestled right in the heart of Fuquay on 2 1/2 acres.  Fred and Ashlee’s boys could walk to the F-V Mineral Spring Park, the library and to bustling downtown Fuquay.  Not to mention explore the beautiful wooded acreage around the home.

This is when reality set in….Ashlee took one look at the home and knew every square inch of it would need to be updated but she also knew they could do this historic home justice and once again make it beautiful!  With the Elliott family as neighbors, Ashlee and Fred knew they wanted to make them proud that their family home would now become the beloved “Hartman Homeplace”.

Ashlee and Fred put their heart and soul into their new home and this is the result.  Well done!

Fuquay-Varina HSAugust was “back to school month”.  So Front Porch Realty hosted a school supply drive to help local Fuquay Varina schools and the many area teachers that buy extra supplies for their students in need.

Originally this was a challenge to our fellow Fuquay Varina businesses to collect what they could, get a little free publicity, and then I would deliver the supplies to our FVMS and FVHS counselors.

To our pleasant surprise, we ended up getting several visitors from within the community.  Many of them wanted absolutely no recognition for their donations and were thrilled to find a place where they could drop off extra supplies and know that local families would benefit! We collected book bags, calculators, markers, lots of paper and notebooks and even cash donations that got turned into Walmart gift cards.  I wish you could have seen the looks on the counselors faces and heard their gratitude when I brought in 4 huge tubs of supplies to our schools.

I have promised the schools that we will do it again.  Watch Facebook this winter for details and THANK YOU Fuquay Varina for supporting local schools.

We heart Fuquay Varina!It has been amazing to watch and be a part of the tremendous growth of our “little town,” Fuquay Varina. Way back when, I used to have to search and search for something for my kids and I to do on a beautiful fall weekend and it most likely involved leaving Fuquay and traveling to Raleigh, Cary or beyond. Now, I cannot keep up with all of the fun events the Downtown Association, Chamber of Commerce, and many other organizations have planned for us!

Don’t miss what I believe is the 1st annual BBQ, Blues and Brews festival tomorrow, Saturday, September 26th on Broad St. in downtown Fuquay from  3 – 8 pm rain or shine.  Come hungry!

This Sunday, September 27th, is the Out of the Darkness Walk to heighten awareness of suicide prevention. 1:00 pm check-in time and 2 pm walk .  ( Front Porch Realty is a proud sponsor of this event! )

Save the Date for Our Day in Downtown festival that has now turned into our DAY AND NIGHT in Downtown festival. Saturday, October 10th, 12 – 7 pm in our downtown historic district. You do not want to miss this event, fun for all ages!

And of course there is always the dog park and loads of other parks.  Both downtown and uptown shopping.  And local restaurants and breweries galore!

I sometimes go a whole 2 weeks without ever having to leave Fuquay!

It’s no surprise our Southwest Triangle Market is HOT this season and our quarterly numbers are certainly proving that.  This quarter I have decided to show numbers of a more narrowed down section of our county by reporting only Fuquay Varina, Holly Springs, Apex and Cary.  I have also included data comparing re-sale homes to new construction homes as our new starts have certainly heated up this year as well with new construction homes being a significant part of our real estate sales.

2nd Q 2015

In summary, all markets are showing healthy new construction activity.  Surprisingly, in most price-points re-sale homes are showing “price per square foot” as high as new construction and “days on market” just as low, if not lower, than new construction.  Builders are staying very competitive.  Holly Springs is the only market that is actually showing a measurable increase in number of units sold this 2nd quarter 2015 as compared to the same quarter last year with a 27% increase.  The other towns show 1-6% increase of total units sold.  It should also be noted that our table shows only active and closed sales; calculating months of inventory for this purpose we are considering “pending” sales as “active”.

FRONT PORCH REALTY has settled in to our new Main Street Fuquay office and are enjoying being part of the Link between our two downtowns.  We have started a new seminar series on the 3rd Thursday of every month from 6-7 pm.  This casual seminar is for potential clients that are just starting to think about a move.  We offer a relaxed format with wine and cheese as well as visits from some of our trusted local professionals that also are involved in the selling or buying real estate transaction.  Please send over anyone that you believe can benefit!

conference tableOnce a month Front Porch Realty hosts a Buying and Selling Seminar, so I thought I would tell you a little more about it here:

I came up with the idea of having a seminar because it seems like our sellers and buyers are learning about the buying and selling process online more and more these days.  I, myself, admit to “googling” whenever I come across anything unfamiliar that I want to find more information about; I think something as life changing as “moving your family” deserves a little more personal attention.  A good real estate professional wants to know your dreams, hopes and goals for your next home and wants to be able to guide you through this process.  Zillow, Trulia and just can’t do that!  I thought maybe a low key, no obligation setting like a seminar was the way to help. We have so much to offer as professional and experienced real estate brokers.  Yes, real estate has changed over the years, but we still hold a NC state license that is held to a very strict standard with the NC Real Estate Commission; legally and ethically. Our profession truly is more than sticking a sign in your yard and unlocking a door!

At our seminar I talk about what it really means to “have an agent” representing you in a real estate transaction, whether it be buying or selling or both. I talk about what we, as Front Porch Realty, look for while marketing a home for sale or helping you pick a home that best meets your needs and wants. I talk about all of the different legal and disclosure obligations of all parties to the transaction and property, and I talk about the importance of pricing as well as marketing your home. I also talk about the Offer to Purchase Contracts and all of their addenda.  Contracts are much more than “lots of blanks to be filled in”.  There are strategies and negotiation points on every page of the contracts and I believe that is where a lot of our skill and professionalism is proven.

We also invite some trusted contractors and inspectors that we have used over the years to come say a few words; as sellers and buyers the chance of needing a contractor is very likely as you prepare your home for the market and/or work on improvements for your new home.

FRONT PORCH REALTY was able to attend the monthly F-V Chamber of Commerce “WAKE-UP Fuquay!” breakfast meeting last week.   What a great way to learn about all that our Chamber does for us and our community.

I knew that Wake Tech was growing, but did you know that they offer LOADS of FREE seminars for the general public and businesses?  A Wake Tech representative was at the breakfast to tell us about a sampling of the free seminars including topics like Linkedin, IRS business organization, Quickbooks, and attracting more clients.  See their Summer schedule here.  We were also brought up to date on their newest Morrisville campus set to open soon.

EN PLEIN air mayor photoFRONT PORCH REALTY was able to attend Fuquay’s 4th annual En Plein Air Art Event on April 17, 2015.  For those of you, like us, wondering what En Plein Air means, it’s French,  meaning of “open air”.   How wonderful it was to see these talented artists around our historic Fuquay and Varina districts capturing our buildings and streets in such a true artist fashion.  We had artists from as far away as Asheville and Wilmington coming to Fuquay Varina to compete, that is wonderful!en plein winners

FBLA logo2What an honor it has been to be able to work with the awesome young adults of Fuquay Varina High School’s Future Business Leaders of America group. After competing at the regional level, thirteen of these bright students have just moved on to state level at the NC State FBLA conference in Greensboro. A record nine of these students have placed in their competitive events and qualified for the national competition in Chicago June 29-July 2, 2015.

chamber banquet photoFRONT PORCH REALTY recently attended this popular F-V Business Community event held this year at Bentwinds Golf & Country Club.  

Besides enjoying great networking opportunities and plenty of food, a surprise tribute was made to our beloved police chief, Larry Smith, who will be retiring March 31, 2015 after 10 years of service to Fuquay Varina. Chief Smith has been instrumental in Fuquay, integrating all parts of our community, especially various children and teen programs like the  Police Explorer Program.  This program provides teens an introduction to law enforcement careers and the highly successful Teen Day Fuquay, a distracted driving program targeted at Fuquay-Varina teenagers. Wow, we will miss him!

TMJTI am so excited about one of Holly Springs newest restaurants; The MASON JAR TAVERN.  I have been there 3 times in the last few weeks and I never go out to eat!   

There are way too many items on the menu I am dying to try like the Pimento Cheese Shrimp and Grits, Chicken and Waffles and the S’more in a Jar.  The Black Bean Tacos and Pimento Cheese Sliders were delicious!  I even got two meals out of the Turkey Delicious Melt.  Every meal has been prepared with the freshest ingredients and the service has been delightful.
