Happy New Year!

As the Owner of Front Porch Realty with 24 years of selling SW Wake county real estate, I take an in depth look at our local real estate market every quarter. You can view our 2019 Year-end Market Update HERE. Volume of homes sold has increased across the board as expected, however we saw a slight shift of new construction homes sold towards a more balanced market. Average sales prices have increased about 4% resulting in our average price per square foot in Wake county $130-$140 for re-sale homes and $140-$150 for new construction homes. We saw little or no change in the average days on market across the board, in our area homes are going under contract in about 30 days or less.

It’s a great time to buy and sell in Holly Springs and Fuquay-Varina! If you are thinking about selling “the easy way” to Zillow, Open Door, etc PLEASE talk to us first. These companies typically charge 8-10% commission on top of leaving lots of your equity on the table. There is a reason these investment companies want to buy your home! I promise we will take care of all of the details for you AND it will cost you much less. In addition, if you are out there looking at new construction homes, be sure and utilize our FREE Buyer’s Agency. The on-site agents at the new construction neighborhoods represent the builders and look out for THEIR best interests, not yours. Why not have an agent on your side? Learn more about NC Agency HERE.

We will be hosting the Fuquay Varina Chamber Business After Hours event on February 13th at our Fuquay Varina office, please SAVE the DATE we would love to see you there. The Fuquay-Varina Chamber of Commerce will be honoring our elected officials and presenting the quarterly Excellence in Education award.

If you would like my quarterly market update delivered to your inbox, let me know. In addition, if we can be of any assistance to you with your real estate needs, I am certain you will be extremely satisfied with any of our Front Porch Realty real estate brokers level of professionalism and expertise.

– welcome home, laura

Front Porch Realty has taken an in depth look at our local housing market, see our 3rd quarter snapshot HERE. We are beginning to see a very slight shift into a more balanced market, especially in the higher sales price brackets above $400,000. We are also seeing a trend of more re-sale homes hitting the market, most likely the result of interest rates remaining super low and new home developments popping up all over the place offering hard to resist incentives.

FRONT PORCH REALTY continues to have a handle on all things LOCAL. We offer Buyer Representation at no cost and strongly encourage anyone looking into purchasing a new construction home to have their own agent looking out for their best interests. One of our recent Fuquay-Varina new home clients had this to say; “Our Front Porch Realty agent took the time to spell it all out for us and gave their honest opinion about location, quality, and pricing. I highly recommend Front Porch Realty and we intend on using them in our future realty endeavors”.

FRONT PORCH REALTY offers the residents of Fuquay-Varina and Holly Springs a LOCAL professional real estate firm to handle their real estate transactions. We love moving our residents into, and across town, and showing off all we have to offer. If you haven’t had a chance to glance at our website, please take a moment, we love showing off how special our towns are!

We are here to help you, your relatives, co-workers, employees, and neighbors.
Stop by one of our offices, send us a message, or give us a call and let us help you get moving too!

What better way to experience a unique growing community than to attend a local artisan market?

Introducing the creators of TRIANGLE POP-UP, Sarah Moody and Max Rivera! Sarah has a unique artist flare that shines in the quality of artists and makers she attracts to every one of their Triangle Pop-Up market events. Every artist puts their heart and soul into their handmade items to produce quality gifts for others or a special treat for yourselves. When Max stepped up the business end of these local markets, TRIANGLE POP-UP took off running and hasn’t looked back. Their markets are popping up at Raleigh Food Halls, local breweries, the Campus of NC State and more!

Max and Sarah are big COMMUNITY supporters so promoting local businesses with local artists has just come naturally for them. Their markets have grown to as many as 75 artists and always include special local food trucks too! They have even added various local raffles to benefit local fundraising efforts. Triangle Pop-Up venues gain free top-notch social media advertising, not to mention highly elevated business traffic on POP-UP Market Days.

What is Labor Day and why do we celebrate? There have been several official start dates for Labor Day. It seems it actually started in Toronto, Canada in 1872 before being celebrated for the first time in New York City in 1882. Oregon was the first state to make it an official holiday in 1887. Labor Day began as a demonstration for workers rights but has evolved into a celebration and recognition of the last unofficial day of summer and officially the last appropriate time to wear white. Although, Emily Post says that’s not true anymore, especially in warmer climates like ours here in North Carolina. So go ahead and wear your white shoes, pants, anything you want and celebrate!

Here are a few activities we found happening in the Fuquay-Varina and Holly Springs area for the holiday.

Rock Solid Warrior Labor Day Grand Opening Celebration is happening Monday, September 2nd from 7am – 1130pm. Check here for more details! Something for all ages and fitness levels!

5-Year Anniversary Walk Around Bass Lake! Monday, September 2nd at 630pm. Come on out for a 1.75 mile walk and celebrate the 5-year anniversary of this meet-up group! This is a great event for first-timers to come out and meet some fellow members. As always, dogs and kids are more than welcome to come along as well. We will go counter-clockwise around the lake, so if you arrive late, just head clockwise and eventually we will run into each other.
