Just when we thought real estate in the Triangle could not surprise us anymore! 2023 brings us a much slower-paced market with months of inventory just beginning to look slightly balanced. Our buyers slowed way down; I believe partly because they were priced right out of the market with the rising interest rates as well as out of an abundance of caution.  Rents are high, but house payments are even higher.  I believe buyers at every life stage took a step back and are cautiously analyzing what is important to them in their household. Despite that, the Triangle is continuing to experience record growth which will continue to bring the buyers to our area. We will continue to see a shortage of re-sale homes as those re-sale owners that have refinanced are choosing not to go anywhere.

Buyer’s Agent at New Construction, It’s FREE

New custom built homes have become a HOT topic throughout the Triangle and we highly recommend having a Buyer’s Agent helping you through your home buying process of a new construction home! Front Porch Realty Brokers Teresa Ennis and Laura Moody recently chatted about what it really means to have an agent on your side when purchasing a home. We encourage our buyer clients to browse through new construction neighborhoods, we just want you to be aware that the “on-site” agents in the model homes WORK FOR THE BUILDER.  It is perfectly fine to get information and pricing from them, just remember not to talk to them about anything you would not want the builder to know, they legally have a fiduciary duty to the builder they represent. At first communication at a new construction neighborhood be sure and tell the on-site agent that you have an agent representing you. You will likely need to fill out a form with your info as well as your agent’s info. Your Front Porch agent will suggest you have a pre-drywall home inspection as well as a finished home inspection. You are making a huge investment!  No worries, we will set this all up for you and coordinate the timing with the builder. We also highly recommend a new survey, the one the builder will give you at closing will be from before the home was built. You will want an accurate updated survey, especially if you plan on putting up a fence in the future. Let’s Talk New Construction!

We all see lots of NEW HOME communities popping up all over Fuquay-Varina and Holly Springs so we wanted to take a few minutes to explain what it means to have a BUYER’S AGENT representing YOU when buying a new home. The good news is; it is absolutely FREE! Yes, you read correctly, having Buyer’s Agency representation in North Carolina means you have an agent on your side looking out for YOUR best interests and it doesn’t cost you a thing! Everyone loves to look at new homes and the “on-site” agents are there to welcome you in and tell you all about what the neighborhood and builder has to offer. Just remember, the on-site agent is looking out for the BUILDER’s best interest, not YOURS. The builder group is most likely going to require a non-refundable builder deposit, especially if you are starting the process from the ground up because the builder will be building a home specific to what YOU pick out. This deposit will be a credit towards the purchase price at closing, however if you don’t close on the home you will risk losing your deposit. The builder is also going to base your new home costs on expected pricing of the time of your construction, which most likely will be higher than was used for the existing inventory in the neighborhood. Don’t be surprised if your “custom pre-sale home” ends up costing much more than the inventory “spec” homes that are already in the neighborhood for sale.
