Traditionally SPRING is the time of year homeowners start thinking about getting their homes ready to sell.  Around Fuquay-Varina, it’s a SPRING housing market all year long!   I can’t even remember a time we saw a season of sluggish real estate sales.  Even with our record low inventory of homes for sale in Fuquay-Varina, there are some traditional home prep items you don’t want to skip.
Lots of us remember those dreaded days of Mom’s “Spring Cleaning”…this is when all of the curtains came down and the mop buckets came out.  Who remembers washing down all of the walls of your house along with every inch of baseboard and every window inside and out?  Well, Mom was right, the absolute first item to tackle when preparing your home for the market is making it smell and look clean and clutter free. Usually this task can be easily mastered by just taking it one room at a time.
The number one item we suggest when we are called to a home to help a seller prepare for hitting the market is PAINT.  By far, a fresh coat of paint gives the single greatest return on your list of home improvement projects.  We highly recommend hiring a professional, this is no time for that brush mark on the ceiling or splatter on the door.  The professionals will get the job done swiftly and you may even decide you don’t want to sell when they are finished!
Besides any obvious repairs that may be needed, another big “must” before hitting the market is to freshen up your curb appeal.  This is best done by standing on the street and looking at your home. What catches your eye?  Pull those weeds, trim those bushes, plant some color.  This will take a weekend but will be well worth it!  We all know a picture is worth a thousand words, your buyer is most likely going to start online with photos, lots of them, and believe me they will look at them often and very closely.

Q1 2021 is looking a lot like Q1 2020 with our LOCAL robust Fuquay-Varina and Holly Springs real estate sales and extremely low inventory. Continued low interest rates along with some “recovery” from Covid has added to our un-balanced market. New construction neighborhoods have had to slow down sales by releasing only a limited number of lots per month as home construction materials continue to be harder and harder to come by.

This quarter’s numbers show just how un-balanced our market is; as I write this report there are only 80 homes ACTIVE on the market right now for sale in all of Fuquay-Varina, Wake county and there are 459 homes UNDER CONTRACT. (Per our Triangle Multiple Listing Service). As an office we are continuing to see multiple offers above sale prices and homes being sold way above appraised values. Buyers are having to make super strong offers with high due-diligence funds and short due-diligence periods, we just put a town home under contract with $15,000 due diligence!

    (Sun, April 4th 6:45am – 7:30am)
    Start your Easter with a sunrise service outdoors! It’ll be a cozy morning. Watch the sun rise as you enjoy the music. Breakfast will be served right after the service to top it off.

  • Easter Egg-Venture
    (Thurs, April 1st – Sun, April ^th)
    RSVP for some ultimate fun (safely of course). FVUMC have created an event for the family to enjoy but keeping them safe at the same time! It’ll be a six day event to space out time for everyone and not over-crowd.
  • Sunrise Service on the Front Lawn
    (Sun, April 4th 6:45am)
    Join the community for the morning sunrise on Easter Sunday. You will need to bring your own chairs and be sure to wear comfortable shoes for when walking over the grass.

 

Sunrise United Methodist Church

  • Easter Alive
    (Sun, April 4th 8:30am – 10:30am)
    Feel Easter come alive as you experience significant events that led to Christ’s crucifixion and resurrection. After the service there will be a fun craft activity and an egg hunt for the kids.

 

 

The Vineyard Church of Holly Springs

  • Easter at the Vineyard
    (Sun, April 4th 11am)
    Enjoy Easter Sunday service outdoors in celebration of the resurrection of life along with worship. Then to finish such a beautiful morning. Lunch will be served by Annie Bell’s Catering!

Evangel Church

    • Easter Egg Hunt
      (Sat, April 3rd 12pm – 1pm)
      This egg hunt will be great for the kids to enjoy! If you already had plans for Sunday, this won’t get in the way. It should be warm out this Saturday so go get that sunshine. Spring is here!

Well, 2020 certainly was a year of “firsts” and hopefully “lasts”. While some of our core industries have taken a disastrous Covid hit, real estate sales and growth fortunately has been spared.

As I do every year, I took an in-depth look at our 2020 housing market and was a little taken aback when I first saw our compilation of numbers because they looked a little askew to me. You can view our 2020 Year-End Market Update HERE. Since we are still deep in a sellers’ market, with not enough inventory for our buyer demand, the “Sold” numbers were just not looking accurate. I went back to my market data, our Triangle MLS, and ran some more numbers. I quickly discovered why things were looking so off; about 1/3 of the 2020 sales were new construction homes that had not closed yet! New homes are going under contract before they have even begun to be built, so our “closed” numbers for 2020 were not showing up. I have added another column to our year-end summary called PENDING that now gives us a truer picture of what is going on in our local market.

Interestingly, new construction average pricing has come down slightly from 2019, while re-sale pricing has increased. I am going to presume this is due to high availability of new construction and extremely low availability of re-sale homes. The re-sales are ready “now” which can make them the only choice to a buyer that cannot wait the 4-9 months for a new build.

It’s a great time to sell a home in Holly Springs and Fuquay-Varina! If you are thinking about selling “the easy way” to Offerpad, Open Door, Mark Spain, etc. PLEASE talk to us first. These companies typically charge 8-10% commission on top of leaving lots of your equity on the table. There is a reason these investment companies want to buy your home! I promise we will take care of all the details for you AND it will cost you much less. Our listings are typically selling in less than a week at above asking price.
