Traditionally SPRING is the time of year homeowners start thinking about getting their homes ready to sell.  Around Fuquay-Varina, it’s a SPRING housing market all year long!   I can’t even remember a time we saw a season of sluggish real estate sales.  Even with our record low inventory of homes for sale in Fuquay-Varina, there are some traditional home prep items you don’t want to skip.
Lots of us remember those dreaded days of Mom’s “Spring Cleaning”…this is when all of the curtains came down and the mop buckets came out.  Who remembers washing down all of the walls of your house along with every inch of baseboard and every window inside and out?  Well, Mom was right, the absolute first item to tackle when preparing your home for the market is making it smell and look clean and clutter free. Usually this task can be easily mastered by just taking it one room at a time.
The number one item we suggest when we are called to a home to help a seller prepare for hitting the market is PAINT.  By far, a fresh coat of paint gives the single greatest return on your list of home improvement projects.  We highly recommend hiring a professional, this is no time for that brush mark on the ceiling or splatter on the door.  The professionals will get the job done swiftly and you may even decide you don’t want to sell when they are finished!

What catches your eye?  Pull those weeds, trim those bushes, plant some color.  This will take a weekend but will be well worth it!  We all know a picture is worth a thousand words, your buyer is most likely going to start online with photos, lots of them, and believe me they will look at them often and very closely.

Q1 2021 is looking a lot like Q1 2020 with our LOCAL robust Fuquay-Varina and Holly Springs real estate sales and extremely low inventory. Continued low interest rates along with some “recovery” from Covid has added to our un-balanced market. New construction neighborhoods have had to slow down sales by releasing only a limited number of lots per month as home construction materials continue to be harder and harder to come by.

This quarter’s numbers show just how un-balanced our market is; as I write this report there are only 80 homes ACTIVE on the market right now for sale in all of Fuquay-Varina, Wake county and there are 459 homes UNDER CONTRACT. (Per our Triangle Multiple Listing Service). As an office we are continuing to see multiple offers above sale prices and homes being sold way above appraised values. Buyers are having to make super strong offers with high due-diligence funds and short due-diligence periods, we just put a town home under contract with $15,000 due diligence!

  • Sunrise Service – The Break of Dawn
    (Sun, April 4th 6:45am – 7:30am)
    Start your Easter with a sunrise service outdoors! It’ll be a cozy morning. Watch the sun rise as you enjoy the music. Breakfast will be served right after the service to top it off.

  • Easter Egg-Venture
    (Thurs, April 1st – Sun, April ^th)
    RSVP for some ultimate fun (safely of course). FVUMC have created an event for the family to enjoy but keeping them safe at the same time! It’ll be a six day event to space out time for everyone and not over-crowd.

    (Sun, April 4th 6:45am)
    Join the community for the morning sunrise on Easter Sunday. You will need to bring your own chairs and be sure to wear comfortable shoes for when walking over the grass.

    (Sun, April 4th 8:30am – 10:30am)
    Feel Easter come alive as you experience significant events that led to Christ’s crucifixion and resurrection. After the service there will be a fun craft activity and an egg hunt for the kids.

  • Easter at the Vineyard
    (Sun, April 4th 11am)
    Enjoy Easter Sunday service outdoors in celebration of the resurrection of life along with worship. Then to finish such a beautiful morning. Lunch will be served by Annie Bell’s Catering!

Evangel Church

    • Easter Egg Hunt
      (Sat, April 3rd 12pm – 1pm)
      This egg hunt will be great for the kids to enjoy! If you already had plans for Sunday, this won’t get in the way. It should be warm out this Saturday so go get that sunshine. Spring is here!
