Falcon Park

FALCON PARK

Next up on our Parks & Rec Month highlights, one of Fuquay-Varina’s oldest parks, Falcon Park, sits on 5 acres of multi-purpose land. Back in the day, the population was little so there were no family gathering places which meant no place for kids to gather outside and play. Town residents took action in the 1950’s by organizing and raising enough money to fund the towns first park, Falcon Park, opening in 1953! Since opening, Falcon Park has received numerous updates including the most recent a few years back which gave much-needed new life to the playground and the buildings at Falcon Park.

2nd Quarter Market Update 2023

We are still seeing low inventories across our market; however, we are beginning to see a more balanced market, and even a slight buyer’s market at higher price points and with some new construction. Keep in mind, often new construction is listed at time of permit, so our “Active” numbers are a little skewed as “active” does not necessarily mean “available” for quite some time. Price/square foot has decreased over the last year due to an increase in new construction inventory; re-sale homes are still highly competitive as they are usually on larger lots and ready for immediate move-in.

I believe our local housing market is going to continue to be robust despite rising rates. We still have such a surplus of people moving into the entire Triangle area. Buyers right now are coming from all over the country in addition we always have local renters, empty nesters, and growing families staying locally in Fuquay-Varina. HISTORY BEHIND THE PARK –

Ashworth Park is the original home place of Rufus and Cornelia Ashworth, who married on January 12, 1918 during World War 1. The couple moved to Fuquay-Varina in 1922 and built their home at 112 Aiken Street around 1927 and expanded it over the years to accommodate their growing family. In 1937 Rufus opened his own clothing store, Ashworth’s Clothing, and operated it until his death in June of 1970. Cornelia continued to live in the Aiken Street home place until her death at the age of 97 on December 16, 1995. The generations of Ashworth’s that followed have contributed significantly to the Town of Fuquay-Varina making it a better community. Ashworth’s Clothing remains on Main Street in Fuquay-Varina. Ashworth Park was dedicated on October 8, 2014.

2023 Spring Sellers Market Outlook

If You’re Thinking of Selling Your Home, Spring is the Perfect Time

Traditionally we have all heard; “Wait until the Spring to put your home on the market!” While Spring is a fine time to sell your home, what I have learned while selling homes in Fuquay-Varina for the last 30 years is there really isn’t a “bad” time to sell your home in the Triangle area of North Carolina!
Yes, Spring brings the school-minded families out hoping to get all settled in a new home before school starts but we all know Wake county doesn’t have a “traditional school calendar” and hasn’t for a very long time. Of course, LOTS of our transplants that are looking for homes in our area are coming from areas of the country where they only know the traditional school calendar of September to May. So, Spring makes a perfect time to sell your home.
Spring also entices us all to do our “Spring Cleaning” …does anyone else remember washing walls with a bucket and sponge and windows inside and out with a vinegar bottle and newspaper on their Spring Break?? After a good cleaning out from our winter months, putting your home on the market to sell is a great idea!
I have seen over the years that if someone is looking for a home in the winter months, they “have” to move and are very serious. We don’t have to worry, most years anyway, about moving in the snow or bitter cold but we know our “transplants” do! I have always told my owners that were thinking of putting their home on the market in the fall or winter but they want to “wait until Spring”, why wait until you have lots of competition out there? May as well sell when no one else is! It’s all about supply and demand!
Speaking of supply and demand, we are STILL seeing a shortage of homes in Fuquay-Varina and the surrounding areas. We just put a home on the market last Friday afternoon and received multiple offers before the weekend was up! Yes, the mortgage interest rates are going up, but rising rates are not stopping buyers needing a home in our area! Buyers know they can always refinance their home loans when the rates head downward again.
Front Porch Realty is the only LOCAL INDEPENDENT real estate company in Fuquay-Varina. We all eat, live, and play here and most of all we KNOW our Fuquay-Varina real estate market.
