2023 Spring Sellers Market Outlook
If You’re Thinking of Selling Your Home, Spring is the Perfect Time
Traditionally we have all heard; “Wait until the Spring to put your home on the market!” While Spring is a fine time to sell your home, what I have learned while selling homes in Fuquay-Varina for the last 30 years is there really isn’t a “bad” time to sell your home in the Triangle area of North Carolina! Yes, Spring brings the school-minded families out hoping to get all settled in a new home before school starts but we all know Wake county doesn’t have a “traditional school calendar” and hasn’t for a very long time. Of course, LOTS of our transplants that are looking for homes in our area are coming from areas of the country where they only know the traditional school calendar of September to May. So, Spring makes a perfect time to sell your home. Spring also entices us all to do our “Spring Cleaning” …does anyone else remember washing walls with a bucket and sponge and windows inside and out with a vinegar bottle and newspaper on their Spring Break?? After a good cleaning out from our winter months, putting your home on the market to sell is a great idea! I have seen over the years that if someone is looking for a home in the winter months, they “have” to move and are very serious. We don’t have to worry, most years anyway, about moving in the snow or bitter cold but we know our “transplants” do! I have always told my owners that were thinking of putting their home on the market in the fall or winter but they want to “wait until Spring”, why wait until you have lots of competition out there? May as well sell when no one else is! It’s all about supply and demand! Speaking of supply and demand, we are STILL seeing a shortage of homes in Fuquay-Varina and the surrounding areas. We just put a home on the market last Friday afternoon and received multiple offers before the weekend was up! Yes, the mortgage interest rates are going up, but rising rates are not stopping buyers needing a home in our area! Buyers know they can always refinance their home loans when the rates head downward again. Front Porch Realty is the only LOCAL INDEPENDENT real estate company in Fuquay-Varina. We all eat, live, and play here and most of all we KNOW our Fuquay-Varina real estate market. MARKET UPDATE YEAR-END 2022 | SW WAKE COUNTY
Happy New Year!
Just when we thought real estate in the Triangle could not surprise us anymore! 2023 brings us a much slower-paced market with months of inventory just beginning to look slightly balanced. Our buyers slowed way down; I believe partly because they were priced right out of the market with the rising interest rates as well as out of an abundance of caution. Rents are high, but house payments are even higher. I believe buyers at every life stage took a step back and are cautiously analyzing what is important to them in their household. Despite that, the Triangle is continuing to experience record growth which will continue to bring the buyers to our area. We will continue to see a shortage of re-sale homes as those re-sale owners that have refinanced are choosing not to go anywhere.
