2023 Spring Sellers Market Outlook

If You’re Thinking of Selling Your Home, Spring is the Perfect Time

Traditionally we have all heard; “Wait until the Spring to put your home on the market!” While Spring is a fine time to sell your home, what I have learned while selling homes in Fuquay-Varina for the last 30 years is there really isn’t a “bad” time to sell your home in the Triangle area of North Carolina!
Yes, Spring brings the school-minded families out hoping to get all settled in a new home before school starts but we all know Wake county doesn’t have a “traditional school calendar” and hasn’t for a very long time. Of course, LOTS of our transplants that are looking for homes in our area are coming from areas of the country where they only know the traditional school calendar of September to May. So, Spring makes a perfect time to sell your home.
Spring also entices us all to do our “Spring Cleaning” …does anyone else remember washing walls with a bucket and sponge and windows inside and out with a vinegar bottle and newspaper on their Spring Break?? After a good cleaning out from our winter months, putting your home on the market to sell is a great idea!
I have seen over the years that if someone is looking for a home in the winter months, they “have” to move and are very serious. We don’t have to worry, most years anyway, about moving in the snow or bitter cold but we know our “transplants” do! I have always told my owners that were thinking of putting their home on the market in the fall or winter but they want to “wait until Spring”, why wait until you have lots of competition out there? May as well sell when no one else is! It’s all about supply and demand!
Speaking of supply and demand, we are STILL seeing a shortage of homes in Fuquay-Varina and the surrounding areas. We just put a home on the market last Friday afternoon and received multiple offers before the weekend was up! Yes, the mortgage interest rates are going up, but rising rates are not stopping buyers needing a home in our area! Buyers know they can always refinance their home loans when the rates head downward again.

MARKET UPDATE YEAR-END 2022 | SW WAKE COUNTY

Happy New Year!

Just when we thought real estate in the Triangle could not surprise us anymore! 2023 brings us a much slower-paced market with months of inventory just beginning to look slightly balanced. Our buyers slowed way down; I believe partly because they were priced right out of the market with the rising interest rates as well as out of an abundance of caution.  Rents are high, but house payments are even higher.  I believe buyers at every life stage took a step back and are cautiously analyzing what is important to them in their household. Despite that, the Triangle is continuing to experience record growth which will continue to bring the buyers to our area. We will continue to see a shortage of re-sale homes as those re-sale owners that have refinanced are choosing not to go anywhere.

1st Q 2018 Market Update

By now, you’ve heard Front Porch Realty’s exciting news; we have elevated our brand and we have a new custom website! We are still the same “Front Porch Realty” you have known for years but have begun to concentrate our business in Fuquay-Varina and Holly Springs. We are already the #1 Independent real estate office in these two towns and our goal is to become the #1 real estate company overall. We want to become top of the mind status for you and all things real estate! Here is our quarterly 1st Q 2018 snapshot of our local housing inventory. We are still deep in a seller’s market, especially for re-sale homes; new home inventory is up 17% across the Triangle while re-sales inventory is down 15% from the 1st quarter of 2017, according to our Triangle Multiple Listing Service 1st quarter market stats. This imbalance of supply is causing record increases in sales prices; average sales price of new construction is up 9% and average re-sale homes sales prices are up 10%. Inventory is still low on our end of the county and demand is high. As we can see from our 1st quarter local data, months of inventory are very low at most price points at less than 2 and units sold have increased across both markets. We are here to help you, your relatives, co-workers, employees, and neighbors. Please consider Front Porch Realty as YOUR LOCAL real estate professionals!

2015 Year End Market Update

Happy New Year!  While all of us in the housing industry are trying to catch our breath, I took some time once again to look at our year end local SW Wake county real estate numbers.  I was both surprised and pleased to see that Triangle MLS reported the Fuquay-Varina/Holly Springs market 3rd in the Raleigh housing market for market share for 2015.  With our crazy growth, I decided to add an even more in depth comparison of re-sale homes to new construction in our region.  According to the TMLS report, the Fuquay-Varina/Holly Springs market also showed a lower than average Days on Market of 50 (the Triangle average was 60) as well as a higher than average sales price increase of 7.5% (the Triangle average was 5.6%). Across the board, re-sale and new construction of all SW Wake markets showed an increase in number of solds, sales prices, and price per square foot, as well as decreased days on market compared to 2014 year end.  This is not surprising news as we are deep into a “Seller’s Market”.  There are just not enough homes out there for sale, new or re-sale, to satisfy the buyers pouring in to our market.  Now is the time to sell your home! See our 2015 Sales by City Comparison FRONT PORCH REALTY has had lots of excitement going on this past year too!  We have added 3 more real estate brokers, 2 of them bilingual; we can now help consumers speaking French and Spanish.  We have also JUST moved our long standing Cary office to Holly Springs.  Watch for some exciting news about our Holly Springs office coming soon. Front Porch Realty loves selling Fuquay-Varina and the surrounding area, we are helping buyers moving across country as well as those moving across town. I will be celebrating my 20th year selling real estate this year and am proud to offer Fuquay-Varina a team of experienced professionals to make everyone’s dream come true!  Please like our Facebook page to stay up on all of our LOCAL real estate news.
