We have seen the pandemic affect our local housing market, however it may not be in the way you would have expected; “ready” and motivated buyers have been abundant these last few months. According to our latest Triangle MLS statistics, the Triangle area housing inventory was down an average of 30% April 2020 from April 2019. Our inventory began to slightly improve by June but was still down 20% compared to one year ago. Interest rates remain at record lows and some new construction has fallen behind schedule due to Covid and an unusually wet spring. This has caused our market to remain deep in a seller’s market with multiple offer situations and sales prices ending up way above list prices, especially in the lower price points. Our southwest end of the county saw an increase of units sold Q2 2020 across the board compared to Q2 of 2019. Our inventory remains super low at about one month’s supply, or less, across all areas and all price points.

We all know and love the Annual Fireworks show out in Holly Springs for 4th of July. They are still going to run the show, however, to keep the community safe it will be a virtual event. The live-stream will be on the town’s website or the town’s YouTube channel. The virtual fireworks will premiere July 5th. You can cozy up by the fire or start up the grill before the the show begins!

Before the fireworks come around the corner Friday, July 3rd for all those who love Jazz, Pop, R&B and Gospel, a free online concert will be streamed. Holly Springs Cultural Center’s Facebook page will showcase the Triangle’s hottest performing artists, Mo’Jazz featuring Connie McCoy! They have incredible stage presence that radiates through the soul with every song. Bringing entertainment, energy and enjoyment.

In this un-precedented, sad, and anxious time we wanted to continue our “normal” quarterly look at real estate statistics for OUR TOWNS. The first quarter of 2020 began with a bang as expected and was essentially un-touched by the Coronovirus pandemic. Sales were up from Q1 2019 across the board, Days on Market were down, sales prices showed an average of 6% increase. We are still experiencing a shortage of homes to sell in our area even with the many new home neighborhoods that are popping up all over.

With real estate deemed as an “essential business” our Front Porch Realty agents have continued listing and selling real estate, using all precautions of course. There are still many buyers needing a place to live and we have even seen some sellers take advantage of the awesome low interest rates and “move up” to now more affordable larger homes. We will continue our quarterly Market Update throughout the year, only time will tell how Southern Wake county will be able to recover from this devastating pandemic on our local business’ and community.
