Big things are happening in Fuquay-Varina…and this one is going to be a game-changer.

Construction has officially begun on Academy Village, a brand-new mixed-use development that’s set to bring shopping, dining, living, and everyday convenience all into one walkable destination right here in town.

📍 Located at: Academy Street & Old Honeycutt Road
(With easy access to Hwy 401 & Judd Parkway)

🏗️ What is Academy Village?

Academy Village is a Class-A, master-planned mixed-use community designed to create a true live, shop, and play environment.

This isn’t just another shopping center – it’s a thoughtfully designed hub where residents and visitors can enjoy everything in one place.

According to the project overview, the development will include:

  • 🛒 A 52,000 SF Lowes Foods grocery store (anchor tenant)
  • 🏬 ~85,000–90,000 SF of retail & commercial space
  • 🏢 300+ apartment units
  • 🏘️ 50+ luxury townhomes
  • 🌿 Walkable green spaces, plazas, and community features

All of this will sit on roughly 40 acres in one of Fuquay’s fastest-growing areas.

🛍️ Confirmed Businesses (So Far 👀)

Some exciting tenants have already signed on, giving us a glimpse of what’s to come:

This mix of wellness, dining, and everyday services is exactly what makes this development feel so usable for daily life.

🚗 Location = Everything

One of the biggest highlights of Academy Village is its prime location and connectivity.

✔ Direct access to E. Academy Street
✔ Close to Highway 401
✔ Near Judd Parkway
✔ Two signalized intersections for easy entry/exit

Even more exciting? There are plans to extend Academy Street – helping better connect this area to downtown and surrounding neighborhoods.

👉 Translation: this area is about to get a LOT more convenient (and valuable 👀).

🌿 Designed for Walkability & Lifestyle

What really sets Academy Village apart is the intentional design.

This isn’t just a strip of stores – it’s being built as a:

✨ Walkable community
✨ Pedestrian-friendly environment
✨ Lifestyle destination

Think:

  • Sidewalk connectivity
  • Open gathering spaces
  • Easy transitions between living + shopping
  • Future greenways and plazas

It’s giving…mini downtown meets modern convenience.

🏡 Why This Matters for Fuquay-Varina

Fuquay is growing…fast. And developments like Academy Village are a big reason why.

With strong population growth and limited commercial supply in southern Wake County, this project is positioned to become a major hub for both residents and businesses.

From a real estate perspective, this means:

  • 📈 Increased home values nearby
  • 🏘️ More housing opportunities
  • 🛍️ More local amenities (without leaving town)
  • 💼 Continued economic growth

📅 Timeline

Here’s what we know so far:

    • 🚧 Construction began: 2025
    • 🏢 Apartments started: Late 2025
    • 🛒 Lowes Foods opening: Expected 2027

🏘️ Initial deliveries: Early 2027

💬 Final Thoughts

Academy Village is one of the most exciting developments coming to Fuquay-Varina – and it’s only just getting started.

Whether you’re a current resident, thinking about moving here, or just love keeping up with what’s new locally…this is definitely one to watch.

Because Fuquay isn’t just growing – it’s evolving 🤍

Why 216 Clarendon View Court in Sanford, NC Is the Kind of Home Buyers Are Still Excited to Find

The real estate market has felt like a never ending rollercoaster lately. Interest rates, inventory, affordability, timing – it can all feel like a lot. But here’s the truth: people are still buying homes, people are still moving, and the right home still has a way of standing out.

That’s exactly what makes 216 Clarendon View Court in Sanford, NC so special.

Listed at $345,000, this beautiful 4-bedroom, 2-bath ranch offers the kind of comfort and practicality buyers are craving right now: an open floor plan, updated finishes, a large fenced backyard, no HOA, and a convenient location close to downtown Sanford with easy access to major highways.

And when you pair that with Sanford’s steady growth and relative affordability compared to many surrounding Triangle-area markets, this home becomes more than a listing. It becomes an opportunity.

Sanford, NC: Small-Town Charm With Real Growth

Sanford has become one of those North Carolina towns that offers a little bit of everything: convenience, character, space, and value. Located in Lee County, Sanford sits within reach of Raleigh, Fayetteville, Pinehurst, and the Research Triangle, making it an appealing option for buyers who want accessibility without feeling boxed into a busier metro area.

According to the U.S. Census Bureau, Sanford’s estimated population was 32,971 in 2024, up from a 2020 base estimate of 30,197, showing steady growth in recent years. The city is also continuing to invest in its future through long-term downtown planning designed to encourage economic growth, community connection, and high-quality development.

In other words, Sanford is not just maintaining its small-town appeal. It is actively planning for what comes next.

A Quick Look at the Sanford Housing Market

For buyers watching the market closely, Sanford continues to offer an interesting balance of affordability and opportunity.

Recent market data shows Sanford remains more approachable than many surrounding areas, while still showing signs of steady demand. Zillow reported an average Sanford home value around $291,206, with homes going pending in roughly 42 days. Redfin reported a March 2026 median sale price of $322,100, while Federal Reserve Economic Data showed the broader Sanford metro median listing price at $368,675 in April 2026.

What does that mean for buyers?

It means Sanford is a market where value matters. Buyers are comparing carefully, looking for homes that feel functional, comfortable, and fairly positioned. That is where 216 Clarendon View Court really shines.

Why 216 Clarendon View Court Stands Out

There are plenty of homes on the market, but not every home feels easy to picture yourself in. This one does.

From the moment you see the exterior, 216 Clarendon View Court has a welcoming, polished feel. The front porch, fresh landscaping, neutral exterior, and spacious driveway create strong curb appeal without feeling overdone.

Inside, the home continues that same easy-living feel. The open living area is bright, comfortable, and connected to the kitchen and dining space, making it ideal for everyday life, whether you are hosting friends, cooking dinner, or enjoying a quiet night in.

The kitchen features granite countertops, warm cabinetry, stainless steel appliances, bar seating, and plenty of prep space. It feels functional, inviting, and connected to the heart of the home.

With 4 bedrooms, the layout also offers flexibility. Need a guest room, home office, nursery, hobby space, or workout room? This home gives you options.

The Ranch Layout Buyers Love

One-level living continues to be one of the most desirable features for a wide range of buyers. First-time buyers love the simplicity. Downsizers love the convenience. Families love the functionality. And many buyers simply appreciate a layout that makes everyday life feel easier.

This ranch floor plan keeps things practical and comfortable, with a spacious primary bedroom, flexible secondary bedrooms, and clean, neutral bathrooms that feel move-in ready.

It is the kind of layout that does not require a buyer to “make it work.” It already does.

A Large Fenced Backyard With Room to Actually Live

One of the biggest highlights of this home is the backyard.

The large fenced lot gives buyers something that is getting harder to find at this price point: usable outdoor space. There is room for pets, play, gardening, entertaining, or simply enjoying a little privacy at home.

For anyone dreaming of raised garden beds, a fire pit area, a playset, backyard cookouts, or space for dogs to run, this yard delivers.

The covered back patio adds even more function, giving you a spot to sip coffee, unwind in the evenings, or enjoy the view of the backyard.

And because there is no HOA, buyers have more freedom to enjoy and personalize their property.

Close to Downtown Sanford, Without Giving Up Space

One of the best parts of 216 Clarendon View Court is that it gives you the best of both worlds: a quiet neighborhood setting with easy access to downtown Sanford and major highways.

Downtown Sanford continues to grow as a destination for dining, shopping, local businesses, events, and community life. At the same time, this home offers the space and calm so many buyers are actively searching for: a large lot, fenced yard, quiet setting, and no HOA.

That combination feels especially timely in today’s market.

A Smart Fit for Today’s Buyer

In today’s market, buyers are thinking carefully. They want to feel confident. They want a home that makes sense emotionally and practically.

216 Clarendon View Court checks so many of those boxes:

It is move-in ready.
It has 4 bedrooms.
It offers one-level living.
It has an open floor plan.
It includes granite countertops and LVP flooring.
It has fresh carpet in the bedrooms.
It sits on a large fenced lot.
It has no HOA.
It is close to downtown Sanford and convenient highway access.
And it is listed at $345,000.

This is the kind of home that feels approachable, functional, and easy to love.

The Bottom Line

The market may feel uncertain, but the need for home has not gone anywhere.

People are still planting roots. They are still looking for more space, better layouts, quieter neighborhoods, and homes that fit the way they actually live.

216 Clarendon View Court is exactly that kind of home.

It is comfortable without being boring. Spacious without being overwhelming. Updated without feeling cold. And practical in all the ways that matter most.

For buyers looking in Sanford, this one deserves a closer look.
